Overview
A Victorian villa in Eskbank, Midlothian, underwent a remarkable transformation with the addition of a modern garden room extension. This project was designed by Capital A to take full advantage of the property’s mature rear garden and provide a hub for family life, featuring a modern kitchen, dining, and living space. Mitchell Glass, worked with Capital A to design and install the Premium Sunflex aluminium windows and doors which played a crucial role in this stunning renovation.

The Challenge
Capital A aimed to modernise the Victorian villa while preserving its historical charm. The main public rooms were located at the front of the house, leaving the rear underutilised despite its beautiful garden view. The goal was to create a cohesive space that seamlessly connected the indoor and outdoor areas, incorporating practical elements such as a cantilever roof for shade and shelter.
The Solution
Mitchell Glass designed, supplied and installed a range of Sunflex aluminium windows and doors, chosen for their sleek design, energy efficiency, and durability. The products included:
- SF55I Side Hung Glazed Door: Featuring toughened low E glass, argon gas fill, and colour-matched vertically discreet handles.
- SEF Top Hung/Fixed Window: A versatile window with top-hung and fixed elements.
- SEF Fixed Frame Window: A large fixed frame window that enhances natural light.
- SVG30 Sliding Patio Door (OX Configuration): A sleek, flush stacking door with a D-shaped handle, providing a seamless connection between the indoors and outdoors.
- SEF Fixed|Top Hung|Fixed Window: An electronically actuated top-hung window.
- SEF Fixed Frame Window: Another fixed frame window to maximise light and views.
All windows and doors were finished in Anthracite Grey, perfectly matching the zinc cladding and the overall aesthetic of the extension. The installation achieved an average U-value of 1.4W/m²K, ensuring excellent energy efficiency. We can also offer products with U-values as low as just 0.8W/m²K.
The Result
The collaboration between Capital A, Mitchell Glass, and other project partners resulted in a beautiful and functional garden room extension. The large Sunflex aluminium windows and doors flood the space with natural light and provide a seamless connection to the garden. The window seat, projecting from the rear wall, offers a cozy nook with a stunning garden view, while the cantilever roof ensures comfort by providing shade in the summer and shelter from the rain.
This project was featured in Homes & Interiors Scotland, the front cover of Build It Magazine Online and was shortlisted for the Scottish Design Awards. These accolades highlight the exceptional design and quality of the renovation.
