You’re making a rod for your own back if you ignore planning obligations and proceed with the building of an unlawful conservatory or porch design. Do conservatories require planning permission?
They don’t if they satisfy the full list of criteria to be classed as a Permitted Development.
Any single-storey extension with Permitted Development Rights is exempt from a planning application and can just proceed to be built.

Do porches require planning permission?
Permitted Development Rights can also apply to some front, back, and side porches, but the guidelines for them aren’t the same.
These are the limits and conditions relating to porches:
- its footprint (the total floor area it takes up) is no greater than 3 square metres
- there’s at least 2 metres between the edge of the porch and any boundary facing a road
- it isn’t taller than 3 metres
- it isn’t within a conservation area
What the planning process involves
A planning application can be organised and submitted through ePlanning Scotland and the fee calculator there will tell you how much the application will cost.
You can also go on mygov.scot and once you select your local council, it will transfer you to the planning section of their website, where there’s lots of information to be found.
Once your planning authority is in receipt of your application, they will publish it on their website and notify any close neighbours of the plans so they have scope to express any concerns about them. You will usually hear if an application has been successful or not within two months, but it can take up to four months for complex assignments.
The Scottish government said in April 2023 that about 95 percent of planning applications are accepted in Scotland.
